HOW ESTATE AGENTS IN SAN JUAN WORK AND OPERATE

San Juan estate agents differ to estate agents in other countries. To begin with there is no licensing system or regulator in Spain so you need to be very careful when buying property as you are dealing with such large amounts of money and things can go wrong if you don't take professional advice.

San Juan estate agents (also known as inmobiliaria) will show you properties but have everything they tell you checked out by an expert. For example if the agent tells you there are no urbanisations planned to be built near your property - you shouldn't take his or her word for it!

While agents have their own unique properties for sale, they can also show you other suitable properties on sale from other San Juan estate agents and the two agents will then divide the commission they receive from the seller of the property.

When you use a San Juan estate agent explain your criteria and see what they come up with. Don't waste time on agents who offer you inappropriate properties as they are obviously desperate for the sale and clearly don't have the right type of properties - either that or they are not listening to what you want and are no good to you anyway.

Remember to go on your gut instincts and buy what you want and not what an estate agent tries to persuade you into. Of course you should listen to advice from the San Juan estate agent as they know the local area and the San Juan property market inside out but ultimately it is your decision.

Estate agents in San Juan charge varying commissions, mostly around 5%. Of course this is charged to the seller of the house not to the buyer.
