What is the property market like in Moraira at this moment in time?

"After a long period of prices going down I now see a stabilization of property prices in Moraira, in my opinion the market is coming to the lowest point now.

I can´t say how long it will take for Moraira house prices to go up again, but considering the fact that over 100,000 northern Europeans have plans to come to the south it has to begin sometime in the near future. At the moment the Dutch and German people are buying."

Are property prices in Moraira going up, down or are they steady?

"At the moment the prices in Moraira are steady in general."

I’m looking to buy a villa or apartment in Moraira, is now a good time to buy?

"Yes I think so, remember it is a buyers market so you can take a look at the properties that are above your budget too, there is a fair chance you will get it with an offer within your budget."

Are there any bargains, repossessions or distressed property sales in Moraira?

"Yes there are, but not as many as I thought there would be for two years ago when the recession started in Spain. It seems that banks are helping their clients who are in trouble. Also the banks are offering properties via their own real estate companies for prices that are normal at this time, so no real bargains from the bank. It all has to do with the fact that the banks don´t want to downgrade the properties they have in stock. That is also the reason why the Spanish banks are not facing the same problems as the English, German and Dutch banks, NOT YET!"

How much are typical property prices in Moraira for apartments, villas etc.

"That varies a lot, but in general you have to think of 300,000 Euros and up for a good and comfortable three bedroom villa on 800 m2 and pool and sea view.

Three years ago the price was 400,000 Euros and up so prices have come down with an average of 25% in general in this area. But, as always, there are exceptions."

Any examples of good buys to be had in Moraira?

"Of course, some owners were forced to sell and in that case the buyer benefits. But be careful! Some owners take advantage of the situation and offer their property as a real bargain but in fact you are buying a house that couldn't be sold in the first place, an example of 'a real bargain' from one of the free magazines:

'First line villa with four bedrooms, three bathrooms, pool, garage, sea views, 1200 m2 plot offered from 850.000 - for only 450.000!!
Has to be sold quickly! if you need a mortgage no need to reply!'

The truth: This villa is known by the local real estate agents in Moraira as a villa in conflict with Ley de Costas! So no bargain, only headache!"

What are the best areas to buy in Moraira?

"Still El Portet off course, but bear in mind: El Portet is smaller than most owners who want to sell want you to believe!

Not as close to the town but with the same great views and a reasonable price, Cumbre del Sol, especially for clients with small children thanks to the recently opened Lady Elizabeth school."

Any tips and advice to people looking to buy in Moraira?

"Take your time, make a good but limited selection, it is no use to see 80 houses because at the end you can’t remember what you have seen.

Make an offer that is fair to yourself and to the seller, too many times I have seen a sale go wrong because of the fact that the buyer was too greedy, in other words - offer what it is worth.

And most important: Take your own Purchase agent! Why? To save yourself money, I tell you all about it on my own website."

Accommodation in the small fishing village of Moraira. Offering 3 bedrooms, 2 bathrooms, spacious lounge diner, patio, covered terrace and views towards the countryside and sea plus garage.

This property is located in the Tabaira / Sabatera area of Moraira and is within walking distance of local facilities. The local amenities include several bars and restaurants, newsagents, hairdressers, bakers, supermarket and car hire and taxi company.

The entrance is on the lower level and here are the 3 bedrooms and 1 family bathroom. 2 of the bedrooms are doubles, one has a double bed the other twin beds. The 3rd bedroom could be used as a double but currently has a single bed. There is a modern family bathroom with integral shower on this floor. Heating is by means of a large electric storage heater. On the upper level is a large living room with dining area complete with SAT TV.

Leading off the lounge is a terrace overlooking the rear of the property with mountain, valley and sea view. This is a lovely place for el fresco dining and there is a range of cupboards and fitted worktops plus dining table and chairs. There is a fully fitted American style kitchen with fridge freezer, washing machine, microwave, toaster, kettle, double sink, gas hob and electric oven.

From the kitchen is a door leading on to the front balcony with views towards the countryside. Also on this level is a shower room.

There is an open garage with ample storage.
