HOW NERJA ESTATE AGENTS AND NERJA INMOBILIARIA OPERATE AND WORK

Nerja estate agents differ to estate agents in most other countries. There is no licensing system or regulator in Spain so you do need to be very wary when buying property and handing over such large sums of money.

Nerja estate agents (also known as Nerja inmobiliaria) will show you properties but have everything they tell you checked out by an expert such as a lawyer. Have them confirm details such as no outstanding debts on the property, the boundaries, make sure the alleged owner does actually own the land etc.

While agents have their own exclusive properties for sale, they can also show you other suitable properties on sale from other Nerja estate agents and the two agents will then divide the commission they receive from the seller of the property.

When you use an estate agent explain your buying criteria and see what properties they have. Don't waste time on agents who offer you inappropriate properties as they are clearly desperate for the sale and don't have the right type of properties - either that or they are not listening to what you want and are no good to you anyway.

Go on your gut instincts and buy what you want and not what an estate agent tries to persuade you into. Of course you should listen to advice from the Nerja estate agent as they know the local area and the Nerja property market but ultimately it is your decision and you have to live in the property.
